    Project Overview

    The original Indian sandstone had been laid without adequate drainage, which meant water had nowhere to go. Over time the slabs had settled unevenly, moss had taken hold across the surface, and the old steps leading up to the garden had become unstable.

    The brief was clear: remove everything, sort the drainage properly, and start again with new stone laid correctly. Ted and the team carried out a full site assessment before work began to understand exactly where the water was going and how to fix it for good.

    The Challenge

    This was more than a straightforward swap of old stone for new. The project required:

    • Full removal of the existing Indian sandstone patio (approximately 55m²)
    • Strip back the old step structure, which had been built on inadequate foundations
    • Diagnose and resolve the drainage issues causing water pooling and surface deterioration
    • Install linear drainage channels around the patio perimeter
    • Rebuild the step structure from scratch on proper engineering brick risers
    • Lay new Indian sandstone in a correct random ashlar pattern with full mortar bed
    • Ensure the finished level sat correctly relative to the conservatory threshold and garden walls

    Our Solution

    We recommended silver grey Indian sandstone in a random ashlar pattern. The variation in slab sizes gives the finished patio a natural, timeless look while the grey tones complement the brick of the property and the existing garden walls.

    Before any stone went down, we installed linear drainage channels along the edges of the patio. This is the element that was missing from the original installation and the root cause of most of the problems. With proper falls and drainage in place, water moves away from the surface as it should.

    The steps were rebuilt completely. Engineering brick risers were constructed to the correct height and width, with Indian stone treads matching the patio surface. Brick side cheeks were built to tie the steps into the existing garden wall, giving a solid, integrated finish rather than the standalone look steps can often have when added as an afterthought.

    Each slab was laid on a full mortar bed and checked for level and fall as we went. Joints were pointed with a dark grey compound to complement the stone.

    Special Features

      Day 1 – Strip Out & DrainageThe team began by breaking out the existing Indian sandstone patio and removing all material from site. The old step structure was stripped back to reveal what was underneath, confirming the foundations were inadequate. Once cleared, the full area was excavated to the correct depth and the sub-base of MOT Type 1 hardcore was delivered, spread, and compacted in layers. Linear drainage channels were positioned around the patio perimeter and set at the correct falls before the mortar work began. By the end of day one the groundworks were complete and the engineering brick step risers were started.

      Day 2 – Steps & Stone Laying BeginsThe step structure was completed on day two. Engineering brick risers were built to the correct height and tied into the existing garden walls with brick cheek sections on either side. Once the step structure was set, Indian sandstone treads were bedded onto each riser and checked for level and overhang. Patio laying then began from the conservatory outward, with each slab set on a full mortar bed. The team worked to a string line to maintain consistent falls toward the drainage channels and away from the property.

      Day 3 – Completion & PointingStone laying was completed across the full 55m² area. All edge cuts were made around the drainage channels, step bases, and garden walls. Once the mortar had gone off sufficiently, pointing was carried out across the entire patio using dark grey compound, finishing every joint cleanly. The drainage channels were fitted with their grated covers. The whole surface was washed down and the site cleared. Ted walked the customer through the completed work before the team left.

      The Result

      The difference between the before and after is significant. Where there was a tired, moss-covered patio with broken drainage and unstable steps, there is now a flat, clean surface that handles water exactly as it should.The silver grey Indian sandstone looks well against the brick of the property. It is a natural material that ages better than concrete alternatives and, when properly installed on a full mortar bed with adequate drainage, will stay in good condition for many years without the problems the customer experienced before.The rebuilt steps have made a real difference to how the garden connects to the patio. They are solid underfoot, the treads are generous in depth, and the brick cheek walls tie the whole thing together rather than leaving steps looking like a separate element bolted on.Drainage was the issue that caused most of the original problems, and that has been properly resolved. The linear channels collect water from the patio surface and move it away from the property. There will be no repeat of the pooling and deterioration the customer had been dealing with.For anyone in Stoke-on-Trent or across Staffordshire considering a patio installation or replacement, this project shows what a difference proper groundwork and drainage makes.
